Do I need a ‘Siting Relaxation’

Local Council regulations require minimum distances for construction of buildings from property boundaries.

There are however avenues to build closer than the allowable distances in certain circumstances.

Visit the Townsville City Council website to find the ‘Siting Relaxation/Variation’ form.

Prior to building their next renovation, extension or new home, the home owner should find out whether their idea will encroach on any siting issues on their property. Information can be gained from the City Council for their individual property.

Of course your builder can carry out this for them, however as the home owner, they will be saving themself time and money by finding out this information first. This allows the home owner to invest more into their project and help to facilitate the process with their chosen builder.

After speaking with the council, the home owner may need to complete the form below and provide the relevant information to the council.

If the home owner does not wish to encroach on the boundary setbacks, finding out their limits will enable the home owner and the builder to design the new home, renovation or extension to suit the existing building envelope.

All in all it is definately a worth while exercise for home owners to know their building envelope and the limitations it poses on their design and building process.
