The ‘$40K Saving’ Trap That Turns Complex Builds Into Budget-Busting Nightmares

I’ll never forget the day a past client came up to me in the street and said, “Rob, we should have built with you.”

They’d been deciding between Reef Coast Constructions and another builder. The other guy came in $40K cheaper, and on paper it looked like an easy way to save money – but it turned out to be what I now call the 40K Saving Trap. But by the time the build was finished, their home had cost more than $100,000.00 extra, and they still didn’t get the home they truly wanted.

That conversation stuck with me. Not because I missed out on the job, but because I hate seeing families burnt by a system that’s supposed to deliver their dream. 

And it’s not just their story; it could just as easily be yours. If you’re planning to build a complex home (a two-storey design, a sloping block, or an acreage project) you’re probably comparing quotes right now. You might even be tempted by the cheaper option, thinking it’s the smart move. But unless you know what to look for, that decision could end up being one of the most expensive mistakes of your life.

Here are five key steps you can take to make sure you don’t fall into the same trap.

Step #1: Don’t Trust Square-Metre Rates

If a builder quotes you a price based on “square metres,” run the other way. I know it sounds neat and simple, but it’s simply not accurate for custom or complex homes. Square-metre rates are a back-costing tool used after a job is finished. They might work for cookie-cutter project homes where everything is the same, but on a sloping block or a two-storey custom design? Forget it. 

Every site, every design, every finish is different. Using a square-metre rate to forecast costs is like trying to predict next week’s weather with last year’s averages – you’ll almost always be wrong.

Step #2: Demand a Fully Detailed Quote

A vague quote is a dangerous quote, especially on complex builds. Too often, families are lured in with what looks like a low price, only to discover the allowance for the kitchen barely covers a flat-pack, or the landscaping budget doesn’t stretch beyond a patch of turf. On a sloping block, that might mean thousands more in retaining walls. On a two-storey home, it might mean a staircase that costs triple the allowance. When the real selections are made, the costs skyrocket. That’s when you’re hit with variations, and stress. 

You should be able to read your quote and know exactly what you’re getting in your home, down to the fittings and finishes. No grey areas or “allowances” that force you into compromises later.

Step #3: Ask How the Quote Was Prepared

Did the builder actually do the work? On complex builds, this matters more than ever. A serious custom builder will involve their whole team from day one – structural engineers for two-storeys, surveyors for sloping blocks, cabinetmakers for custom joinery, landscapers for acreage layouts. That way, the pricing reflects reality, not assumptions. 

If a builder just pulls a figure out of thin air or relies on “standard rates,” you’re stepping into quicksand. When a builder can show you that their numbers are backed by the trades and suppliers who’ll actually do the work, you know the price has substance. 

Step #4: Learn From the Covid-Era Blowouts

Remember when building costs went through the roof during Covid? Families who thought they’d locked in their budgets were suddenly asked for an extra $50,000, $80,000, even $100,000 partway through construction just to keep things moving. It was heartbreaking to watch.

If your builder hasn’t taken the time to account for market conditions, supply issues, and trade availability before you sign a contract, you’re the one carrying the risk. And in complex builds, with more materials, more trades, and more moving parts, that risk is multiplied. 

Step #5: Choose Certainty to Avoid “40K Saving Trap”

I’ve lost count of the number of times I’ve heard, “We went with the cheaper builder, and it ended up costing us more.” It happens all the time. What looks like a $20K saving at the start can easily snowball into a six-figure blowout once hidden costs, low allowances, and rushed decisions come into play. On complex homes, the stakes are even higher. Retaining walls, stairs, larger roofs, custom finishes – each one can become a budget trap if not accounted for properly.

The truth is, there are no shortcuts when it comes to building a custom home. A lower upfront price can be tempting, but it often masks risks and compromises that surface later.
